What's in a report

A report is the research a buyer or their agent would otherwise spend days chasing across a dozen websites. We pull it together for one address and explain every finding in plain English, not raw government codes. Here is everything we track, with a check on what is live today and the rest on the way.

49 signals live now across 24 categories, with more rolling out. Everything else here is on the way.

Questions

Is there a subscription?
No. You pay per report. Buy one when you need it, or buy a pack to keep a few on hand. There is nothing recurring to cancel.
Do reports expire?
No. Once you have run a report it stays in your account, and you can open it again as often as you like at no extra cost.
Can I see one before I buy?
Yes. We keep a full sample report open for anyone, no account needed. It is a real address with every category filled in, so you know exactly what you are getting.
How do you decide what to charge?
Each report pulls hundreds of public signals and turns them into something you can actually read. One report is $99, and the packs bring the price per report down from there.
Does my report stay up to date?
No, and that is on purpose. When you run a report we freeze the data exactly as it is that day and save it to your dashboard. Open it again whenever you like and you will see the same report, at no extra cost. To get our freshest data you run a new report, which uses one credit. If it has been a few months, around 90 days is a good time to refresh.

Want to look before you buy?

We keep a full sample report open for anyone. It is a real address with every category filled in, scored for severity, and laid out on the map.

ReconNest reports distance and a severity read, not legal advice. Signal coverage varies by location, and we say so on every report. Always confirm anything that matters to you on the ground.
